Rough clean
Debris, offcuts, packaging and stickers out, floors swept and vacuumed, the heaviest dust removed so trades can finish.
Serving Saint Paul, Minnesota & surrounding areas
Construction dust keeps arriving after the trades leave, so one pass was never going to hold.
Drywall and sanding dust is finer than household dust and far lighter, so it stays airborne for hours and keeps settling after everyone has gone. Clean a room completely at noon and by evening every horizontal surface has a film on it again.
That is why this work is sequenced into passes rather than priced as one clean. A rough pass clears debris and the bulk of the dust, a final pass takes the finishes to handover standard, and a touch-up pass catches what settled in between. Skipping the middle of that produces exactly the complaint everyone recognises.
It also has to follow the trades, not run beside them. Cleaning before the last sanding, caulking or paint touch-up is work paid for twice, so the honest answer about scheduling is usually that the date depends on them rather than on us.
Debris, offcuts, packaging and stickers out, floors swept and vacuumed, the heaviest dust removed so trades can finish.
Every surface taken to handover standard: fixtures, glass, cabinet interiors, trim, switch plates and floors.
The one that matters most, run after the dust that was still airborne during the final clean has settled.
Ledges, tops of doors and frames, vents and light fittings, where settled dust is invisible until it falls.
Labels, adhesive residue, paint flecks and compound spots on glass, tile, metal and new fittings.
As Saint Paul commercial cleaners, we typically build programs around recurring maintenance first, then add periodic tasks that keep the building from slipping over time.
Common inclusions in commercial cleaning Saint Paul facilities:
If you manage a multi-tenant property, we can define responsibilities by suite versus shared areas so tenants and management are aligned. If your facility has security needs, we plan around them rather than forcing a one-size schedule.
Our office is located at 139 Eva St, Suite 5, Saint Paul, MN 55107, so dispatch and supply runs stay local and practical when needs change.
A documented process keeps cleaning expectations, building access, and ongoing quality aligned.
Sanding, caulking and paint touch-ups must be done. Cleaning before them is work you pay for twice.
Debris out and bulk dust down, which lets remaining trades work in a clean space and keeps the final pass shorter.
Full detail on every surface and fixture, timed as close to handover as the programme allows.
The last settled film removed, ideally the day before the walkthrough rather than a week earlier.
This is quoted per project, and the published recurring bands do not apply: about $0.10 to $0.30 per square foot per visit describes routine commercial cleaning on a schedule, which is a different unit from a construction clean measured in passes and hours.
Request a CallbackTell us your handover date and we will work the passes back from it.
Request a CallbackAfter the last dust-producing trade, not before. Final sanding, caulking and paint touch-ups all need to be finished, otherwise the final clean becomes a rough clean and you pay for an extra pass to recover it.
Because fine dust is still in the air when a single pass finishes, and it settles afterwards. One pass can leave a site looking perfect at 4pm and dusty at the walkthrough. The touch-up pass is what makes the result hold.
Bagged waste and general debris in the rough pass, yes. Large volumes, skip loads and anything regulated are arranged separately, since those are a disposal job with its own requirements rather than part of a clean.
A rough pass, yes, and it usually helps them. The final and touch-up passes need the work genuinely complete, or they are not final passes at all, whatever the schedule calls them.
That is a normal part of the final pass: labels, adhesive residue, compound spots and paint flecks on glass, tile, metal and new fittings. Where something needs a solvent that could affect a finish, we test it somewhere invisible first.
As close as the programme allows, ideally the day before the walkthrough. A touch-up pass a week early simply gives the remaining dust a week to settle again.
Send the site, the stage it is at and the date, and we will plan the passes around the trades.
